Offsite Design
and Delivery
Cut risk. Save time. Accelerate your offsite programme with fully integrated engineering and detailing, delivering clarity, certainty and speed at every stage.
Enabling programmes, accelerating schemes and Raising standards.

We act as your strategic design and delivery partner for offsite construction, combining structural engineering and digital modelling into one fully integrated service. From initial feasibility through to fabrication and installation, we deliver clarity, certainty, and speed across the full offsite workflow.

This rigorous and award-winning approach has led to D4S becoming the first specifier to be verified by Cast,  independent recognition of our commitment to raising standards in offsite delivery.

Whilst design checks and peer reviews have always played a part of our delivery, we are also verified as NHBC LSF certifiers, to enhance confidence further.

What We Do

We support a range of offsite construction approaches, from modular and panelised systems through to complete system development and design assurance.
Our expertise includes:

— Point-loaded and line-loaded modules
— Loadbearing SFS and SFS infill
— Pre-panelised systems
— Design checks and peer reviews
— Total system development for manufacturing

WE PLUG INTO YOUR PROCESS TO ACCELERATE DELIVERY AND REDUCE RISK.

Your Offsite Workflow
1.0 Early-stage feasibility and system reviews

We help shape the right approach from the outset. By reviewing structural options and system types against your programme, compliance needs and construction strategy, we support early decisions that unlock value later on.

2.0 Structural design

Our engineers develop efficient, buildable designs that consider more than just structural performance. We collaborate across disciplines to ensure the structure is optimised for manufacture, transport, and installation, not just design intent.

3.0 Product development and DfMA

From LGS to precast and hybrid systems, we support the refinement of offsite components and systemised approaches. Our DfMA mindset means designs are developed with real-world manufacturing and assembly in mind, scalable, repeatable, and practical.

4.0 Tekla modelling and clash detection

We build detailed Tekla models that drive coordination across the design and delivery team. Clash detection, buildability reviews, and installation planning are embedded early, helping to resolve problems before they reach site.

5.0 Fully coordinated fabrication packages

Our deliverables go beyond standard design drawings. We provide fabrication-ready outputs tailored to your manufacturer or contractor’s needs, coordinated, accurate, and ready to build from.

6.0 Logistics and installation strategy

We don’t stop at drawings. We advise on lifting, sequencing, tolerances and temporary works to ensure what’s been designed and modelled can be delivered smoothly and safely on site, even in the most complex conditions.

OFFSITE PROJECTS
Your Offsite Leadership Team

“Adopting a ‘whole project’ mindset pays dividends at the manufacture and construction stage. In doing this, we keep in mind other important factors crucial for a successful build. Sometimes, that means bringing in both traditional and off-site structural and civil engineers during the design phase.”

Adam Harkin

“We’ve built a dedicated team with expertise in offsite manufacturing, structural engineering and
construction modelling.

Drawing on experience across a range of sectors, including; residential, defence, education and healthcare,

our team includes offsite consultants, engineers, technicians and software developers.

Together, we combine practical delivery knowledge with advanced digital skills
to support efficient, coordinated design across a range of offsite systems and project types.”

Alex Kearney

“Our work across a range of offsite disciplines equips us to support clients with innovative methodologies and recommend the most effective solutions for their projects. Having both engineering and detailing in-house is a key benefit, it helps streamline communication, speed up the process, and keep projects on time and within budget.”

John Breeze

THEIR PRAGMATIC AND COLLABORATIVE APPROACH TO DESIGN IS A KEY CATALYST TO THE POSITIVE WORKING RELATIONSHIPS THAT UNDERPIN THE TEAM, CONTRIBUTING TO THE SUCCESSFUL DELIVERY OF PROJECTS.

ALEX JOHNSON - ASSAEL ARCHITECTURE

They have real input in the design team meetings, understand the scope and challenge the design process to ensure the solution as a whole is a good as can be.

PAUL JOHNSON - ROLLALONG

Design 4 Structures is Resilient Groups first choice of steel framing systems design company. Their fast and accurate designs have quickly won us many projects, with many repeat customers.
