A comprehensive regeneration scheme, the Gascoigne Estate, in Barking, London will comprise of 3000 homes, the majority of which are affordable or
shared-ownership properties.

Design4Structures worked closely with Willmott Dixon, and other supply partners, to provide an alternative solution to one of the housing blocks, within the east side of the development.

We were appointed from RIBA stages 3-5 to provide the raft foundation design, light gauge steel structural frame and the 3D construction modelling. Originally a 4-storey RC frame building, we worked with the contractor, to develop an alternative solution, that would optimise the delivery method and sustainability criteria.

The Solution

Working within the constraints of the approved layouts, the designed was developed utilising pre-panelised light gauge steel framed construction, with composite metal deck upper floors and an insulated raft slab foundation. The MMC approach enhanced building performance and achieved a pre-manufactured value (PMV) of 70%+, whilst also reducing the length of the construction programme.

Delivery Impact

  • Design optimisation, to minimise steel tonnage, whilst meeting client requirement.
  • Reduction of construction programme, particularly at Stage 5, through developing designs and producing fabrication drawings, and a set of standard details, via in-house offsite detailing team.
  • Low energy design principles adopted throughout, taking due regard for Passivhaus certification.
