The housing scheme, set to be developed in four phases along Brokesby Road, will offer a range of energy-efficient homes, including one-bedroom flats, two-bedroom bungalows and three and four-bedroom houses.
The development will feature improved public green spaces with dedicated play areas for children and active travel routes that seamlessly connect the development to the surrounding area. It will also include the design of large open space, SuDS features such as rain gardens, swales and detention basins.
We were appointed to provide civil engineering support, specifically towards the planning approval process.
The project faced several challenges, including the requirement for above-ground SuDS systems for surface water management, as dictated by the Wales planning system, with traditional drainage only allowed for highway crossings. The site’s steep slope from south to north required significant retaining walls for highways and plot level designs, with multiple-level gardens and lower ground floors in the new dwellings. Additionally, extensive coordination with the council, planning authority, and SAB officer involved multiple design and pre-application meetings to ensure smooth development approval.
