REVIVING ROCKMOUNT INTO A BESPOKE LUXURY HOME

Rockmount is a stunning five-bedroom home designed in the style of a traditional Jersey longhouse, complete with a luxurious swimming pool. Originally a dilapidated two-storey building, it was completely demolished and replaced with this bespoke residence, carefully engineered to harmonise with its coastal surroundings.

 

This project presented significant structural challenges, particularly in the substructure and newly constructed basement. To accommodate the basement, the existing rock had to be cut back, and a piled retaining wall was anchored into the natural granite rockface.

DELIVERING ROBUST STRUCTURAL SOLUTIONS
THE SOLUTION

Our multidisciplinary team worked closely with the architect and homeowner, ensuring the structural design aligned seamlessly with the project vision. Frequent site visits and a transparent, collaborative approach allowed us to refine and adapt solutions in real time to meet both aesthetic and technical demands.

 

The structure is supported by a combination of pad and strip footings that transfer loads directly onto the bedrock, while piles were introduced in areas where the basement could not bear directly on the granite stratum. The strip footings act as continuous beams, integrating slender socket piles through deposit layers into the deeper, sloping bedrock.

The three-storey structure is engineered with a reinforced concrete (RC) frame up to the first floor, supporting two blocks of cross-laminated timber (CLT) panels that form the upper gabled sections. A striking cantilevered ‘studio’ on the first floor is constructed from reinforced concrete walls and slabs, creating a bold architectural feature. The external swimming pool follows a similar structural approach, with RC retaining walls and a bottom slab supported by a mix of strip footings and piles.
